A real tune-up is measurements: temperature rise, static pressure, amp draw, flame and burner condition. It is the difference between finding a weak part in October and finding it at eleven at night in January.
Tune-up is a word that has been stretched thin. At one end it means a technician who measures the system, compares those numbers to what they were last time, and tells you what is drifting. At the other end it means a filter, a quick look, and a sticker on the side of the cabinet. The two often cost about the same and are not remotely the same service, so it is worth knowing which one you are buying.
The value of real maintenance is timing. Almost nothing on a furnace or an air conditioner fails without warning signs a technician can measure first: a capacitor drifting out of tolerance, an amp draw creeping up, a rising temperature rise that says airflow is falling. Catching those in the mild weeks between seasons turns an emergency into an appointment. That is the whole argument. It does not make equipment immortal, and anyone promising that is selling you something else.
Maintenance pricing varies with what is actually included and how many systems you have. A visit with measurements, combustion checks, and a written record costs more than a visual inspection, and it is worth more. Plans that bundle two visits a year usually cost less than booking them separately, and often include priority scheduling. What should never be bundled invisibly is repair work: parts and labor found during a tune-up should be quoted separately and explained, so you get to decide rather than discover it on the invoice afterward.
Necessary is a strong word, but the pattern is consistent: systems that get measured regularly tend to fail on a schedule you choose, and systems that do not fail on the coldest or hottest day. Maintenance also catches the safety items on a furnace, which is a different category from performance. If you only do one visit a year, make it the heating check in the fall.
A cleaning addresses dirt: coils, burners, blower wheel. A tune-up should include cleaning where it is needed, but its real work is measurement and comparison against how the system should be performing. If nobody wrote down a number during the visit, what you bought was a cleaning, and it is worth knowing that going in.
It depends on the filter and the house more than the calendar. Thin filters load faster than deep pleated ones, pets and construction dust shorten the interval, and a system running hard through July or January loads a filter faster than one idling through the shoulder season. Check it monthly at first and learn your own interval.
It can matter. Most manufacturer warranties expect the equipment to be installed correctly, registered, and maintained, and some ask for documentation if a major component fails. Keeping service records is cheap insurance either way. Terms vary by manufacturer and by what the installing contractor offered, so check yours rather than assuming you are covered.
